Two countries, one treaty

Greece taxes the property and the rent it earns. Israel taxes its residents on their income from anywhere in the world. Israel and Greece have a double-taxation treaty, so tax paid in Greece is generally credited in Israel rather than paid twice in full.

Buying: no Israeli purchase tax

Israeli purchase tax applies to property in Israel, not abroad. Buying in Greece does not trigger Israeli purchase tax, and a home abroad is generally not counted as an extra apartment for Israeli purchase-tax purposes. Confirm your own case with your accountant before you buy in Israel too.

Rent: two tracks in Israel

An Israeli resident who rents out a home abroad generally chooses between:

  • A flat 15% track on the gross rent less depreciation, with no deduction for expenses and no credit for the Greek tax.
  • The regular track: the rent is added to your other income and taxed at your marginal rate, expenses are deducted, and the tax paid in Greece is credited.

Which is better depends on your income, your expenses and the Greek tax you paid. Run both with an Israeli accountant in the first year.

Selling: capital gains

A sale of property abroad is taxed in Israel as a capital gain, usually at 25% of the real gain, with a credit for any Greek tax. Greece has suspended its own capital-gains tax on property sales by individuals through the end of 2026, so for now most of the tax on a sale would be Israeli. An extra surtax can apply above a high annual income threshold.

Reporting

  • Receiving rent from abroad generally means filing an annual Israeli tax return.
  • Keep the purchase contract, every bank transfer, the Greek returns and receipts for costs. You will need them on both sides.
  • In Greece you file a Greek return for the rent each year, usually through your Greek accountant.
