Why Athens
Athens is a capital city of several million people, about two hours' flight from Tel Aviv. Unlike the islands, demand does not stop in October: students, professionals, digital workers and tourists keep it rented through the year. It is also where most new-build and renovation projects are.
The areas buyers look at
- The historic centre (Koukaki, Pagkrati and the streets around the Acropolis): walkable, popular with visitors and young renters, mostly smaller apartments in renovated or new buildings.
- Piraeus: the port city, in a long regeneration, with metro and tram links into Athens.
- The Athens Riviera (the southern coast, from Glyfada to Voula and beyond): seaside suburbs, larger homes, and the large Ellinikon development nearby.
- The southern and central suburbs, such as Agios Dimitrios: residential, connected by metro, aimed at long-term tenants.
What to check in Athens
- Short-term letting. Since 2025 Greece has frozen new short-term rental registrations in several central districts of Athens. Check whether the exact address is affected before you count on Airbnb income.
- The building, not just the flat. Many central buildings are old. In a renovated building, ask what was replaced: structure, plumbing, electrics, lift.
