In short

According to the Spitogatos index for Q3 2026, asking prices across the Athens areas run from EUR 2,271 to 4,257 per m², and gross rental yields from 3.8% to 5.7%. The highest yield is in Central Athens and the highest price in the southern suburbs. Below is also an estimate for each neighbourhood based on official zone values.

These are the same figures shown on BlueHous area and project pages, from the same sources. They help you compare areas before you look at a specific flat.

By neighbourhood

Spitogatos publishes prices by area, not by neighbourhood. To estimate a neighbourhood, BlueHous compares its official zone value (the tax authority's τιμή ζώνης) with the typical value in its area and adjusts the area price accordingly, by up to 40% either way. Where the estimate reaches that limit it is shown as "over" or "under".

A BlueHous estimate, not a transaction price. Rent and yield for a neighbourhood are those of its area.

What the figures do not tell you

  • An asking price is the price in listings, not the price a sale closed at.
  • Most of the market is resale. A new-build usually sells at a different price from this average, and each project page shows its own price per m².
  • A gross yield is before ENFIA, tax, management and empty periods. See reading a Greek rental yield honestly and the annual costs of owning property in Greece.
  • The official zone value sets ENFIA and is usually below the market price.

Common questions

What is the gross rental yield in Athens?

According to Spitogatos for Q3 2026, between 3.8% and 5.7% a year depending on the area, highest in Central Athens. That is a gross yield, before taxes, management and empty periods.

What is the difference between an asking price and a zone value?

An asking price is the price in sale listings. A zone value (τιμή ζώνης) is a value the tax authority sets for each area, and ENFIA is worked out from it. It is usually below the market price.

How often are the figures updated?

Spitogatos updates the index every quarter, and BlueHous area pages follow it. The tables in this guide are a snapshot for Q3 2026.
