Why Crete

Crete is Greece's largest island, with a tourist season that runs from spring well into autumn and direct flights from Tel Aviv to Heraklion of under two hours. Heraklion itself is a working city with a university and a large hospital sector, so there is long-term rental demand beyond tourism.

The areas buyers look at

  • Heraklion and its coast, east toward Gouves and Hersonissos: close to the airport, beaches and the city, popular for holiday homes and holiday letting.
  • Inland villages such as Agia Varvara: quieter, lower prices, and views toward the mountains and the sea.
  • Chania and the west: an old Venetian harbour town with its own airport.

What to check in Crete

  • The season. Holiday lets earn most of their income between April and October. Run the yield on the months that actually rent. See Reading a Greek Rental Yield Honestly.
  • Access and water. For homes outside towns, check the road, the water supply and the distance to services in winter.
  • Planning status. Forestry and archaeological designations are common on the island. Your lawyer checks them. See Due Diligence Before You Sign.
  • Golden Visa tier. Crete is an island with more than 3,100 residents, so it falls in the €800,000 tier with the 120 m² rule.

€800,000, for a single property of at least 120 m², because Crete is an island with more than 3,100 residents.

How long is the flight from Israel to Crete?

Under two hours from Tel Aviv to Heraklion on a direct flight.
