In short

BlueHous currently lists 11 new-build projects in the Athens area with a published price, from EUR 165,000 in Koukaki to EUR 1,370,000 in Glyfada. Every project is checked against the developer's building permit and the current construction stage. The table is correct as of 2 November 2026; each project page shows the current price.

BlueHous brings together new-build projects in Greece directly from the developers. This is the list of projects in the Athens area that have a published price, cheapest first, so you can compare before you talk to anyone.

Reading the table

  • The price is a starting point. The project page lists each unit type and its price.
  • The stage tells you how long until handover and how payments run. In a presale you pay in stages as construction progresses. See presale without a sale law.
  • The Golden Visa in Attica needs EUR 800,000 in one property of at least 120 m², with no short-term letting. Most units in the table are below the threshold. See what actually qualifies.

Centre, Piraeus or the Riviera

The historic centre draws tenants all year, but in the three central districts of the Municipality of Athens new short-term registrations are frozen until the end of 2026. Piraeus is close to the port and the centre, at a lower price per m². The Riviera, from Glyfada to Voula, costs more and sits by the sea.
