When presale makes sense

  • You do not need the rent immediately, and prefer to spread payments over construction.
  • You want a new building: modern insulation and systems, a lift, parking, and fewer repairs in the first years.
  • You can choose the unit and sometimes the finishes early.

When resale makes sense

  • You want rental income from day one.
  • You want to see exactly what you buy.
  • You want a bank mortgage, which is simpler on a finished, registered home.

The risks are different: older Greek buildings were built to older seismic and insulation standards, and many homes have alterations that were never licensed. For any sale an engineer has to certify the property, and unlicensed changes usually have to be regularised first, which takes time and money.
