Why Halkidiki
Halkidiki is the peninsula south-east of Thessaloniki, known for clear water, sandy beaches and pine forest. Thessaloniki airport is roughly an hour from the nearer coast. It is also outside the €800,000 Golden Visa areas, which makes it one of the places where the €400,000 tier applies.
The areas buyers look at
- Kallikrateia and the coast near Thessaloniki: close to the city, so it lives more of the year, popular with families and long-term residents.
- Kassandra, the first "finger": the busiest resort area, with the most hotels and nightlife.
- Sithonia, the second "finger": quieter, greener, with some of the most admired beaches in Greece.
The third peninsula, Mount Athos, is a monastic community and is not a place to buy.
What to check in Halkidiki
- A shorter season. Resort areas are busiest from June to September. Many visitors come from Thessaloniki and the Balkans. Run the yield on the months that actually rent. See Reading a Greek Rental Yield Honestly.
- Winter. Some resort villages are very quiet off-season. If you plan to use the home in winter, visit in winter.
- Golden Visa tier. €400,000 for a single property of at least 120 m², and no short-term letting. See What Actually Qualifies.
